Getting Your Home Ready for the Winter Months

blogWith winter fast approaching, it’ll be time soon to put the t-shirts and flip-flops away and break out the winter coats, sweatshirts and snow shovels. And while we all certainly have to outfit and prep ourselves differently for living in the winter months, you
should also be making adjustments to your home prior to that first freeze. Doing so not only ensures that it stays nice and warm on the inside but also maintenance-free on the outside, even with the havoc that Mother Nature tends to wreak in the winter months.

Sometimes homeowners don’t prepare their homes properly for the cold winter months.  But failure to properly prep your home for winter can result in a variety of issues, like frozen pipes, an inefficient furnace and even structural issues.

Here’s a closer look at how to get your home ready for the winter months, both from the inside and outside.

From the Outside

  • Trim the yard. Make sure bushes, trees and any other landscaping that may come into contact with the home is properly trimmed. Strong winds can cause the likes of unkempt tree branches and landscaping to scrape windows and doors.
  • Make sure all gutters are firmly attached to the home. The heaviness of snow and ice buildup can often cause gutters to pull away from the house. Resecure when necessary, and don’t forget to rid them of leaves and debris.
  • Ensure proper drainage. This is important both in winter and in summer, as water from melting snow and rainwater must adequately drain away from the home to ensure that it doesn’t flood the foundation. Try to make sure that gutters extend at least 5 feet away from the house, and purchase gutter extenders if necessary. Also make sure that there are no low spots around the foundation and that the grading slopes away from the house. Add dirt to low areas when necessary.
  • Shut off the water to exterior faucets, and let the water drain from them. Also, don’t forget to blow out the water in your sprinklers if your home has a sprinkler system.
  • Check the roof for missing or damaged shingles and replace if necessary.

From the Inside

  • Service your furnace. You can either do this yourself or call in a professional for a furnace tuneup. Making sure your furnace is in good working order can not only ensure that your home is comfortable in the winter but help you maximize energy efficiency, too.
  • Replace any screen doors or window screens with storm doors and storm windows.
  • Where necessary, caulk around doors and windows from the inside and outside to eliminate drafts and potential heat loss. Do the same with weatherstripping, and if necessary, replace.
  • Examine basement water pipes, especially those around the exterior walls and in crawl spaces that have the potential to get very cold. Consider fitting them with pipe insulators to minimize the potential of a frozen pipe.
  • Consider adjusting insulation in the roof of the attic. This can actually help reduce the formation of ice dams, which are ridges that form at the edge of the roof that prevent ice from properly melting and can thereby force water into your home. They often form when improper insulation from the attic causes snow to melt and run off the roof, only for the water to freeze again at the edge. Properly adjusting insulation will better ensure that snow only melts when the right conditions exist, better preventing runoff and refreezing on the roof while also reducing heat loss in the home.

As you can see, failure to prep a home appropriately for winter can not only result in a lack of comfort, but also in property damage and expensive repair costs.  That’s why we recommend taking a weekend in October, making a to-do list of everything that needs to be done prior to the first freeze, and taking care of business around your house.

The expected increase in mortgage rates will make borrowing more expensive. Now is the time to buy or sell a home!

Mortgage rates are staying very stable, but that is not expected to last forever. In time, those rates will begin to rise once again. When rates rise, borrowing will become more expensive, and borrowing power will drop. For anyone planning to buy or sell a home, that can make the process more challenging. That is why the time to buy or sell is now, before rates begin to rise. Once rates go up, it may be a very long time before they drop again, so getting into (or out of) a particular home during low market rates is the best choice for nearly every consumer. While the Federal Reserve held off on raising interest rates in mid-September, a majority of the Federal Reserve members believe that a rate hike is likely before the end of 2015, according to comments by Federal Reserve Chair Janet Yellen.

With the 30-year fixed mortgage rate hovering right around 4 percent, we are significantly below the double-digit rates of the ’70s and ’80s, and the 7 percent to 9 percent rates we saw in the ’90s. Now is a great time to buy from a historical perspective. It has been said that those who do not learn from history are doomed to repeat it, and history shows that mortgage rates have been higher in the past and will likely be higher in the future. With that in mind, buying or selling now can mean a better transaction and an opportunity to purchase or sell a home faster than may be possible at a later date, when rates for a mortgage are higher.

The concern over rising rates is mostly about making a house too expensive for a borrower to purchase, since higher rates lower borrowing power by raising the monthly payment the borrower will be required to make. When interest rates rise, it increases the monthly cost to a buyer.  A 1 percent increase in the 30-year fixed rate from 4 percent to 5 percent on a typical $800,000 mortgage would increase the monthly cost to a borrower about $475 a month or $5,712 a year. That is an appreciable difference and could potentially make it more difficult for borrowers to qualify for a mortgage on the dream home they want to purchase.

Buying a house — or selling one — should always be done in the easiest way possible, as both buyers and sellers can find the process stressful. The right Realtor can make a difference.
